FLAT ROOFING IN FLORIDA
FLAT ROOFS WORK WELL IN FLORIDA — WHEN THEY'RE DONE RIGHT
Central Florida's rainfall is among the highest in the country. A flat roof that drains properly and is correctly sealed handles it without issue. One that isn't becomes a recurring problem. The difference is entirely in the installation.
DRAINAGE IS EVERYTHING
Florida averages 54 inches of rain per year — most of it in intense afternoon bursts. Proper slope-to-drain design is the single most critical factor in flat roof performance here.
ENERGY EFFICIENT
Reflective membrane systems like TPO and cool-roof coatings reduce heat absorption significantly — a real benefit when your air conditioning runs most of the year.
EASIER TO INSPECT & REPAIR
Flat roofs are fully accessible, making routine inspections straightforward & isolated repairs relatively quick — keeping maintenance costs low over time.
COMMON IN FLORIDA HOMES
Low-slope and flat sections are standard on Florida ranch homes, additions, garages, carports, and screened enclosures. It's specialized work we do routinely.
VERSATILE SURFACE
Flat roofs can support solar panels, rooftop AC units, and outdoor living spaces when properly engineered. We factor these uses into system selection upfront.
THE RBS APPROACH
THE MOST COMMON FLAT ROOF PROBLEMS ARE PREVENTABLE AT INSTALLATION
Most flat roof failures trace back to three things: inadequate drainage design, poor sealing around penetrations (pipes, vents, AC units), and the wrong membrane system for the application. None of these are unavoidable — they're installation decisions.
At RBS, we assess your specific roof geometry, drainage path, and what's penetrating the surface before we recommend a system. Different areas of your home may call for different approaches, and we'll explain the reasoning in plain language before any work begins.
We install and repair all major flat roof systems — TPO, modified bitumen, and built-up roofing — and can match the right product to your situation, budget, and how long you plan to stay in the home.
My compliments to Ron, Sydney and the entire RBS team. In December 2025 I had my roof replaced and selected RBS to do the work. The quality of their product and service both get an A+. Ron, Sydney and the RBS team were responsive and proactive to my questions and the completion of the roof. If you are considering a roof replacement or repairs, I recommend you contact the team. Ron and Sydney are like family and will be there to assist you.

REPAIR VS. REPLACE — HOW TO KNOW
A single leak in an otherwise sound membrane is usually repairable. Widespread blistering, multiple leak points, or membrane that's aged past its service life typically means replacement is the smarter call — repeated patching on a failing system adds up fast. We'll give you an honest read at no charge.
FLAT ROOF SYSTEMS
WHICH SYSTEM IS RIGHT FOR YOUR ROOF?
Not every flat roof system performs equally in Florida's heat and rainfall. We match the right product to your application — whether it's a full home section, a garage, an addition, or a screened enclosure.
MOST POPULAR
TPO
Thermoplastic polyolefin — the most widely used flat roofing membrane in Florida today. Heat-welded seams create a watertight bond, and the white reflective surface helps reduce cooling costs. Lightweight, durable, and Florida Building Code compliant.
PROVEN PERFORMANCE
MODIFIED BITUMEN
A time-tested system using asphalt-based sheets reinforced with polyester or fiberglass. Applied in layers for excellent waterproofing. Handles Florida's temperature swings and UV exposure well, and is well-suited to repairs and patch work on existing systems.
MAXIMUM DURABILITY
BUILT-UP ROOFING (BUR)
Multiple layers of bitumen and reinforcing fabric create a thick, durable membrane. One of the oldest and most reliable flat roofing systems — excellent for large or complex roof surfaces that need a robust, multi-layer approach.
EXTEND EXISTING ROOF
ROOF COATINGS
Applied over an existing membrane to extend its life and improve reflectivity. A cost-effective option when the underlying system is structurally sound but aging. Silicone and acrylic coatings both perform well in Florida's UV-heavy environment.
A NOTE ON DRAINAGE DESIGN: Flat doesn't mean level — every flat roof needs a minimum slope toward drains or scuppers to prevent standing water. Ponding water is the leading cause of premature flat roof failure in Florida. We assess your roof's drainage path as part of every estimate and design the system around it, not after the fact.

KNOW WHEN TO ACT
SIGNS YOUR FLAT ROOF NEEDS ATTENTION
Flat roof problems rarely announce themselves loudly — they tend to show up gradually. Catching them early is the difference between a repair and a full replacement.
WATER STAINS ON INTERIOR CEILINGS
The most obvious sign. By the time you see staining inside, water has already been sitting on or under the membrane for some time.
BLISTERING OR BUBBLING MEMBRANE
Bubbles in the membrane surface indicate trapped moisture or air — a sign the system is failing and water is finding its way in.
PONDING WATER AFTER RAIN
Some pooling right after heavy rain is normal. Water still standing 48 hours later means a drainage problem that will shorten membrane life significantly.
CRACKED OR LIFTING FLASHING
Flashing around AC units, vents, and walls is the most common leak point on flat roofs. Cracked or lifted flashing needs prompt attention.
VISIBLE CRACKS OR TEARS
Surface cracking on modified bitumen or built-up systems is a sign the membrane has reached end of life or has sustained impact damage.
SYSTEM OVER 15 YEARS OLD
Most flat roof membranes have a 15–25 year service life depending on the system and maintenance history. An inspection around the 15-year mark is worth scheduling proactively.
WHY HOMEOWNERS CHOOSE RBS
WE'RE NOT THE BIGGEST ROOFING CONTRACTOR IN TOWN. WE'RE THE BEST-REVIEWED ONE.
01
DRAINAGE ASSESSMENT IS STANDARD
We evaluate your roof's drainage before recommending a system — not after. The wrong drainage design is the root cause of most flat roof failures in Florida, and we address it upfront.
02
EVERY PENETRATION PROPERLY DETAILED
AC units, pipes, vents — every penetration through a flat roof is a potential leak point. We treat flashing and detailing as a core part of the job, not an afterthought.
03
PERMITTING HANDLED END TO END
Florida requires permits for flat roof replacements. We file everything and coordinate inspections with the county — you don't track any of it.
04
HONEST REPAIR VS. REPLACE GUIDANCE
We won't push you toward a full replacement if a repair will solve the problem. We'll give you the full picture and let you decide with accurate information.

"RBS installed our roof replacement and made the repairs we needed after the last hurricane. We also use them for house maintenance issues. In this day and age, it is so difficult to find a business that truly cares about its customers and works with them to make the repairs and complete the construction work. The work is skillfully completed in accordance with the agreement. It is great when you find a company you can trust to take pride in its work and truly care about its customers."

COMMON QUESTIONS
FLAT ROOF FAQS
What Central Florida homeowners ask us most about flat and low-slope roofing.
+
How long does a flat roof last in Florida?
It depends on the system. TPO membranes typically last 15–25 years in Florida's climate. Modified bitumen averages 15–20 years. Built-up roofing can last 20 years with proper maintenance. The biggest factors are installation quality, drainage design, and how well penetrations and flashings are detailed — all things we address as standard on every job.
+
Why does my flat roof keep leaking?
Recurring leaks on flat roofs almost always trace back to one of three things: failed or improperly installed flashing around a penetration (AC unit, pipe, vent), ponding water from inadequate drainage, or a membrane that has reached end of life and is failing in multiple spots. A patch that addresses only the visible symptom often misses the root cause. We diagnose the actual source before recommending a fix.
+
Is TPO better than modified bitumen for Florida homes?
Both perform well in Florida when properly installed. TPO's heat-welded seams and reflective surface make it a strong choice for larger flat sections where energy efficiency matters. Modified bitumen is extremely durable and well-suited to repairs, smaller sections, and roofs with complex geometry. We'll recommend the right system for your specific situation — not just what's easiest to install.
+
How do I know if I have a drainage problem?
After a heavy rain, check your flat roof 48 hours later. If water is still pooling in any area, you have a drainage issue. Also look for water stains, discoloration, or sagging in the membrane — these are signs of long-term ponding. Drainage problems compound over time: standing water adds weight, accelerates membrane degradation, and creates conditions for mold and structural damage if left unaddressed.
+
Can you install solar panels on a flat roof?
Yes — flat roofs are often ideal for solar since panels can be tilted to the optimal angle regardless of roof pitch. The key is ensuring penetrations for mounting hardware are properly flashed and sealed, and that the membrane system is compatible with the mounting method. If you're planning to add solar, let us know at the time of installation so we can design the roof system accordingly.
+
Do flat roof replacements require a permit in Florida?
Yes — full flat roof replacements require a permit from the local building department. Any contractor who offers to skip the permit is cutting a corner that creates real problems: voided warranties, insurance complications, and liability if issues arise later. We handle all permitting as standard on every job.
