Tile roofing is heavier, more technical, and less forgiving than shingles or metal. Improper deck preparation, wrong fastener patterns, or skipped structural assessment can lead to failures that are expensive to diagnose years down the road.

LONGEST LIFESPAN

CLAY TILE

The original tile roofing material — used for centuries and proven across centuries of Florida weather. Clay is lighter than concrete, extremely durable, and maintains its color without fading. Can last 100 years or more.

BEST VALUE

CONCRETE TILE

More affordable than clay while still offering excellent durability and a 50+ year lifespan. Available in a wider range of profiles and colors, and heavier than clay — structural assessment is typically required on older homes.

MOST POPULAR PROFILE

BARREL / S-TILE

The classic Mediterranean profile — curved tiles that create the raised, arched appearance common across Central Florida communities. Available in clay or concrete. Excellent natural ventilation and strong wind resistance.

VERSATILE AESTHETIC

FLAT TILE

A lower-profile tile option that works with a wider range of architectural styles. Sits flatter against the roof deck than barrel tile, which suits homes where HOA or design guidelines favor a more subtle roofline.

A NOTE ON STRUCTURAL LOAD: Concrete and clay tile are significantly heavier than asphalt shingles or metal roofing — typically 9–12 lbs per square foot vs. 2–4 lbs for shingles. On homes built for a lighter roof, a structural assessment by an engineer is required before tile can be installed. We flag this during your initial consultation, not after work begins, and can coordinate the assessment as part of your project.

KNOW WHEN TO ACT

SIGNS YOUR TILE ROOF NEEDS ATTENTION

Tile itself is nearly indestructible — but the underlayment beneath it has a shorter lifespan. Most tile roof problems originate below the tile, not in the tile itself.

CRACKED OR BROKEN TILES

Impact from debris or foot traffic can crack tiles. A cracked tile exposes the underlayment to direct weather — replace promptly to prevent water intrusion.

LEAKS OR INTERIOR WATER STAINS

Often a sign the underlayment has failed — not the tile. By the time you see staining inside, the underlayment may have been compromised for some time.

MOSS OR MOLD GROWTH

Organic growth on tile traps moisture. In Florida's humidity it spreads quickly and accelerates deterioration of both tile and underlying components.

LOOSE OR DISPLACED TILES

Tiles that shift or rattle after a storm may have broken fasteners. Displaced tiles reduce wind resistance significantly and need to be re-secured promptly.

UNDERLAYMENT AGE (20–25 YEARS)

Even if the tile looks perfect, the underlayment beneath it has a finite lifespan. On a roof over 20–25 years old, an inspection is worth scheduling proactively.

HEAVY DISCOLORATION OR EFFLORESCENCE

White chalky deposits (efflorescence) on concrete tile or widespread discoloration can signal moisture infiltration from below the tile surface.

How long does a tile roof last in Florida?

Clay tile can last 100 years or more — some historic Florida homes still have original clay tile roofs. Concrete tile typically lasts 50+ years. The tile itself rarely fails; when problems occur, they usually involve the underlayment, flashing, or fasteners — which have a shorter service life than the tile. An inspection around the 20–25 year mark is worth doing proactively.

Can I walk on my tile roof?

You should avoid walking on a tile roof if at all possible. Tile is strong under normal load but can crack under the concentrated pressure of a foot step — especially older tile that has become more brittle over time. If roof access is needed for inspection or repairs, use a professional who knows how to distribute weight properly. We always use protective measures during any on-roof work.

What's the difference between clay and concrete tile?

Clay tile is lighter, has a longer lifespan, and maintains its color without fading — but costs more upfront. Concrete tile is heavier (important for structural assessment), more affordable, and comes in a wider range of profiles and colors, but can fade over time and is more prone to absorbing moisture in Florida's climate. Both are excellent long-term choices — we'll walk you through the tradeoffs for your specific situation.

Does my home need a structural assessment before tile can be installed?

It depends on your home's current roof material and when it was built. Homes that were originally built with tile are already structurally designed for it. Homes currently roofed with shingles or metal may need an engineer's assessment before tile can be installed — tile can weigh 3–4x more per square foot. We evaluate this during your initial consultation and can coordinate the assessment as part of your project if needed.

Can you match replacement tile to my existing roof?

In most cases, yes. We have strong manufacturer and supplier relationships that allow us to source matching tile for partial repairs on existing roofs. Exact matches depend on the age and profile of your current tile — some discontinued styles are harder to match — but we'll tell you honestly what's achievable before you commit to a repair vs. replacement decision.

How do tile roofs hold up in hurricanes?

When properly installed per Florida Building Code with the correct fastening systems, tile is one of the strongest roofing choices in a hurricane. Premium tile systems are wind-rated up to 150 mph. The key is installation quality — tile that is improperly fastened or set on failing underlayment is significantly more vulnerable in high winds. This is why choosing an experienced, licensed contractor matters as much as the material itself.
